Del Webb Nocatee is one of the most talked-about 55+ communities in Northeast Florida. It has a resort-style clubhouse, an on-site restaurant, a private kayak launch, and a gated setting inside the larger Nocatee master-planned community in Ponte Vedra.

When I first toured it on camera in 2022, buyers could still pick a lot and build. That window has closed. Today, the only way in is to buy a home from a current owner. That changes how you shop, what you should inspect, and what you need to verify before you sign anything.




Here is what I want every 55+ buyer to understand before touring Del Webb Nocatee in 2026.

1. Del Webb Nocatee Is Not the Same as Del Webb Ponte Vedra

This is the most common mix-up I hear. Nocatee has three 55+ active adult communities, and two of them carry the Del Webb name.

  • Del Webb Nocatee: The newer community, in the southeast corner of Nocatee, home of the Canopy Club. This is the one this guide covers.

  • Del Webb Ponte Vedra: The older Del Webb community in Nocatee, originally marketed as Riverwood by Del Webb. It has its own clubhouse and its own HOA.

  • Artisan Lakes: A smaller gated 55+ community of roughly 195 homes on the Duval County side of Nocatee.

Del Webb Nocatee sits in St. Johns County with a 32081 zip code. It is about a 10-minute drive to the Nocatee Town Center, or roughly 15 to 20 minutes by golf cart on Nocatee's dedicated cart paths, depending on where your home sits.

2. It's Sold Out for New Construction, So Resale Is the Only Way In

Del Webb (a brand of PulteGroup) announced the community in 2019 with about 854 homesites on 188 acres. In the 2022 video, I said it was roughly 80 percent sold. Today, the builder lists Del Webb Nocatee as sold out and points new-construction shoppers to other Del Webb communities in the region.

That means your options are resale homes, and inventory can be thin. As of late September 2026, our Del Webb Nocatee listings page showed about 23 active listings with an average asking price near $582,000 and a top asking price near $989,000.

  • Villas have recently listed from the low $400,000s.

  • Single-family Classic and Estate homes have ranged from the high $500,000s to near $1 million.

  • Preserve, pond, and water-view lots usually carry higher prices.

3. The Canopy Club Is the Heart of the Community

The Canopy Club opened in late 2021 and quickly became the main reason people choose Del Webb Nocatee. The clubhouse is roughly 22,000 square feet and is split into a social wing and a health and wellness wing, according to Club + Resort Business.

Here is what you get, per the community's official amenities page:

  • A zero-entry, resort-style swimming pool

  • A separate heated lap pool (kept at about 84 degrees from November through April)

  • A large outdoor spa

  • Tennis, pickleball, and bocce courts

  • A fitness center plus a movement studio for yoga, dance, and wellness classes (class fees apply)

  • Arts and crafts studio, billiards room, meeting rooms, and a community garden

  • A ballroom with a built-in stage and catering kitchen for events and club gatherings

Editor's note: Published clubhouse sizes range from about 20,000 to 23,352 square feet depending on the source; 'roughly 22,000' is used here. The video's claims that the hot tub fits 50 people and the ballroom holds 267 were not independently verified and have been left out. A 2021 industry source describes a 200-seat event hall.

4. There's a Real Restaurant Inside the Gates

This is what makes Del Webb Nocatee stand out among Nocatee's 55+ options. The Cypress Café is a full-service restaurant and bar right inside the Canopy Club, with indoor and outdoor seating. Think of it as country-club dining without the big initiation fee.

  • Open Tuesday through Saturday, noon to 8 p.m.

  • Bar service runs until 9 p.m. on Fridays and Saturdays

  • Closed Sundays and Mondays

The wine room is another fun detail. It has private wine lockers, a tasting table, and billiards, and it doubles as a relaxed meeting space.

That feature could not be confirmed and should be verified with the HOA before publishing. A 2021 source lists 30 wine lockers; availability or a waitlist should be confirmed with management.

5. Clubs and Social Life Are Built In

A full-time lifestyle director keeps the calendar busy. Even back in 2022, when the clubhouse was brand new, residents had already started a long list of clubs.

  • Travel, cards, and wine clubs

  • Arts and crafts, dance, and photography groups

  • Pickleball and tennis groups

  • A veterans club

That veterans connection matters here. Jacksonville is a major Navy town, and the community includes a small park honoring residents who served, with names displayed on site. For many of the military families I work with, that is a meaningful part of the culture.

6. You'll Choose From Three Home Types

Del Webb built three product lines here. Knowing the differences helps you narrow your search fast.

The Villa Series

  • Attached homes (you share a wall with one neighbor), on lots of about 33 feet wide

  • Common floor plans include the Ellenwood and Kendrick, around 1,500 square feet

  • The HOA covers lawn care, and recent listings say it also covers exterior power washing and has roof reserves

  • Best fit for true lock-and-leave, low-maintenance living

The Classic Series

  • Single-family homes on lots of about 55 feet wide

  • Popular plans include the Prosperity, Mystique, and Palmary, roughly 1,600 to 2,200 square feet

  • You take care of your own yard

The Estate Series

  • Single-family homes on wider lots of about 65 feet

  • Larger plans, including some two-story options like the Stellar Grand, with space for bigger kitchens, flex rooms, and three-car garages

7. Know the Real Monthly and Yearly Costs

The amenities are not free. Here is how the costs break down, and how they have changed since I filmed the video.

HOA Dues

  • Villas: about $375 a month in 2022. Recent 2026 listings show about $564 a month, which includes lawn service.

  • Classic and Estate homes: about $220 a month in 2022. Recent 2026 listings show about $344 a month. No lawn service.

HOA dues cover Canopy Club access, the gated entry, and community upkeep.

CDD Fees

Every Nocatee home pays a Community Development District (CDD) fee through the Tolomato CDD. It shows up on your yearly property tax bill, not your HOA bill, and it pays for Nocatee's shared amenities like the Splash Water Park, trails, and parks.

  • Recent villa listings show CDD fees near $1,950 a year

  • Recent single-family listings show roughly $2,180 to $2,500 a year, depending on lot size

Capital Contribution

When you buy, expect a one-time capital contribution to the HOA at closing. In 2022, it was around $3,000.

8. The Everyday Details Most Buyers Miss

These are the small things that don't show up in listing photos but matter once you live here.

  • Mailboxes are central. Your mailbox is not at your house. The community uses a central mail area near the Canopy Club, which most residents pass daily anyway.

  • There's a private kayak launch. It sits on a creek that connects to the Intracoastal Waterway. Plan your paddles around high tide.

  • It's golf cart friendly. Interior roads and Nocatee's cart paths make a golf cart a real second vehicle here.

  • The gate is staffed 24 hours. That's great for security, but it also means showings must be arranged in advance through the seller.

  • Your guests get Nocatee access. Because you pay the CDD fee, visiting family can use Nocatee's water park and community events with guest passes.

9. Buying Resale in a 55+ Community Takes Extra Homework

With no builder to buy from, you are dealing with individual sellers, older HOA records, and homes that have been lived in. Here's what I check for every buyer in a community like this:

  • Age rules: 55+ communities follow federal housing rules for older persons, plus their own HOA rules on who can live there and how long guests can stay. Read these before you fall in love with a home.

  • The estoppel certificate: This document from the HOA shows dues owed, any special assessments, and transfer fees. The community is managed by FirstService Residential, which handles these requests.

  • A full home inspection: Even a 2021 home can have roof, plumbing, or drainage issues. Newer does not mean problem-free.

  • Builder warranty status: Del Webb homes came with a 10-year limited structural warranty. Ask whether any coverage remains and whether it transfers to you.

  • Lot and view: Preserve, pond, and river-view lots cost more. Check what is behind the home and whether anything could be built there.

  • Seller concessions: Some sellers offer to cover CDD fees or closing costs. A good offer strategy can put real money back in your pocket.

Local Spotlight: Life Around Del Webb Nocatee

Living in Del Webb Nocatee means you also live in Nocatee, one of the best-known master-planned communities in the country. Residents are a short golf cart ride from the Nocatee Town Center for groceries, restaurants, and medical offices, and a short drive from the beach.

  • Nocatee's Splash Water Park, greenway trails, and preserves are all included through your CDD

  • Public beach access is about five to six miles away, including Mickler's Landing and the Guana Preserve beaches

  • Mayo Clinic and the major hospitals of Jacksonville's Southside are within a reasonable drive
