It's early — really early — but the location alone makes this one worth understanding before the crowds show up. Here's an honest, non-generic breakdown of what EverRange is, what it costs, and who it's actually right for.
1. Where EverRange Is and Why the Location Matters
EverRange sits on roughly 1,000 to 1,200 acres running north to south, ending right where Philips Highway (US-1) meets Nocatee Parkway and Race Track Road at the Duval/St. Johns County line. That puts it directly between two of the region's most successful communities: Nocatee to the south and eTown to the north — both also developed by The PARC Group.
That sandwich position is the whole story here. You're minutes from Baptist South, close to Mayo Clinic, a reasonable drive to the St. Johns Town Center and Durbin Pavilion shopping corridor, and about 20–25 minutes from Ponte Vedra Beach depending on traffic. As eTown's road network eventually connects into EverRange, residents should get a shortcut around some of the Philips Highway congestion — though that connection isn't built yet, so treat it as a future convenience, not a day-one perk.
This part of southeast Duval County isn't slowing down either. Just across the county line, St. Johns County is absorbing its own wave of new master-planned growth, which is part of why land in this corridor has become so competitive.
2. Meet the Developer: The PARC Group's Track Record
The PARC Group isn't a first-timer. They're the master developer behind Nocatee and eTown, and they're using the same playbook at EverRange: a central amenity hub, golf-cart-friendly road systems, a town center, and roughly half the land kept as preserve. The PARC Group formally launched EverRange's initial phase, with a plan calling for around 1,500 homes across six neighborhoods.
3. What's Inside EverRange: The Grove and The Station
The amenity center, called The Grove, includes a welcome center, two pavilions, eight pickleball courts, a resort-style pool, a splash pad, a playground, dog park areas, a fishing pond, and a trail network. Down the road, PARC Group has plans for a walkable town center called The Station, plus a commercial parcel near the community entrance off Philips Highway. EverRange is also expected to eventually connect to The Exchange, eTown's existing retail center anchored by Publix. You can see the full lineup of planned neighborhoods and amenities on the developer's site — useful if you're weighing how soon you'll have grocery access without leaving on a highway.
4. The Neighborhoods: A Breakdown of All Six

Mariposa — The debut neighborhood, about 175 homesites on 40-, 50-, and 60-foot lots. Six builders are on-site: David Weekley Homes, Dostie Homes, ICI Homes, Providence Homes, Riverside Homes, and Toll Brothers. Homes range from roughly 1,450 to 3,400+ square feet, priced from the mid-$500,000s to $750,000+.

Regency at EverRange — A gated 55+ community by Toll Brothers, single-story homes from the low $500,000s across two collections, roughly 1,980–2,896 square feet, with its own clubhouse, resort-style pool, pickleball, fitness center, yoga lawn, and putting green.

Monterra — The luxury enclave: just 54 semi-custom homes by MasterCraft Builder Group (now part of Perry Homes) on wide 70- and 80-foot lakefront and conservation homesites, ranging from about 2,900 to 5,000+ square feet.

EverRange is inside the Coastal Ridge Community Development District (CDD), a special taxing district that lets the developer bond out the cost of roads, trails, and stormwater systems, then pass that debt back to homeowners as a line item on the Duval County tax bill.
The exact per-lot CDD assessment for EverRange has not been published community-wide, and it will vary by neighborhood and lot size. Greg's figures from the video — CDD fees starting around $3,000+ a year in Mariposa, combined CDD-and-HOA costs near $8,000 a year in Regency, and total tax-and-fee loads climbing well into five figures on million-dollar-plus homes — are his on-air estimates based on early sales conversations, not confirmed district numbers. Before you write an offer, ask your builder's sales rep for the current adopted assessment and get the CDD's own disclosure documents in writing.
Separately, EverRange sits in Duval County, which has historically carried a higher countywide millage rate than neighboring St. Johns County (home to Nocatee, SilverLeaf, and RiverTown). Millage rates are set annually, so verify current rates directly with the Duval County Property Appraiser and the St. Johns County Property Appraiser before comparing communities on tax burden alone.
6. Duval County Schools: A Change from Nocatee and SilverLeaf
If you're moving from — or comparing EverRange to — a St. Johns County community, note that EverRange falls under Duval County Public Schools, not St. Johns County. School zoning and assignments can shift as a community builds out, so confirm current attendance boundaries directly with the district before you buy based on a specific school.
