Nocatee has become one of the most in-demand places to live in Northeast Florida. For a long time, though, buyers who wanted truly high-end new construction inside Nocatee had very few choices. That has changed in recent years.
I recently toured the Monica floor plan by ICI Homes in Coral Ridge at Seabrook, one of Nocatee's gated neighborhoods. It is a one-story, ranch-style home with luxury touches you rarely see as standard anywhere in Nocatee. Below, I'll walk you through the home room by room, share what it cost, and explain what luxury buyers need to know before they build something like it.

1. The Entry: A Glass Front Door and a True Executive Office
The Monica makes a statement the second you walk in. The entry is a massive wall of glass that fills the home with natural light.

To the right is the office. Honestly, it feels more like an executive suite. One of the two garages opens right into it, which is great if clients visit or you work from home.

To the left is a formal dining room.

Tray ceilings and large windows give the front of the home a bright, modern feel.

I always do the same test in every home: I bend down and check the floors. Here, the main living areas have engineered wood flooring.

Just outside the office is a small bar area with a beverage fridge and a wine fridge, plus a guest half bath nearby.

Near the entry is a glass wine display. It is not refrigerated, but that could likely be changed based on your taste. As a Pinot Noir and New Zealand Sauvignon Blanc fan, I appreciated it.
2. The Great Room: 18-Foot Ceilings and a Fully Smart Home
The living room is where this home really steps up. I'll admit I'm a little biased here, since the plan shares a name with my wife. But the features speak for themselves.

The ceilings are vaulted to about 18 feet.

The whole house is a smart home. Lights, music, cameras and climate can all be controlled from your phone.

Speakers are built into the living area.

A gas fireplace sits at the center of the room, and it is smart-controlled too.

A dual-temperature Sub-Zero wine fridge sits right next to a glass-enclosed wine storage area.
A quick tip: ICI lists items like the vaulted ceiling and fireplace as options on the Monica plan. In a model home, always ask which features are standard and which ones were added.
3. The Kitchen: Why This One Won "Best Kitchen"
In real estate, the kitchen sells the house. This one earned the 2024 NEFBA Parade of Homes Gold award for Best Kitchen, according to ICI, and it is easy to see why.

The island has extra-thick exotic quartz countertops with waterfall edges that run down both sides.

The range is an upgraded Wolf six-burner gas model with a griddle in the middle.

There is also a Wolf microwave and convection oven, plus a wall oven below.

A 48-inch Sub-Zero refrigerator was on order when I toured.

Cabinets are stacked double-high for extra storage.

The walk-in pantry has built-in shelving, and corner swivel shelves keep spices and condiments within reach.
4. Two Double Garages, a Courtyard, and a Pet Wash Station
You can never have enough garage space. The Monica's four-car garage is split into two double garages with a courtyard entry between them.

One garage opens into the office. The other opens near the laundry room.

The laundry room includes a built-in pet washing station for your furry friend.

That feature fits the area well. Northeast Florida is a very dog-friendly place, and Nocatee alone has several dog parks and parks.

5. Guest Bedrooms Built for Privacy
The Monica uses a split floor plan. The primary suite is on one side of the home, and the three guest bedrooms are on the other side. That gives everyone more privacy.

Every bedroom has a walk-in closet and access to a bathroom.

The bedroom next to the laundry room has 8-foot doors and a bath with quartz counters and a tub and shower combo tiled all the way to the ceiling.

A second bedroom behind the kitchen has its own bath with a walk-in shower instead of a tub.

The third bedroom shares a bathroom with the cabana. More on that below.
6. The Primary Suite: Room to Breathe and a View of Nature
The primary suite sits privately on its own side of the home. It is the kind of space that feels like a retreat.

Two walk-in closets with built-ins.

Tray ceilings and oversized windows that bring in lots of light.

This model sits on an oversized 80-foot homesite on a cul-de-sac with no neighbor on one side. From the bedroom windows, all you see is natural Florida vegetation and wildlife.
The primary bathroom is just as impressive:

A smart panel next to the vanity controls lights, music, cameras and climate.

Speakers are built into the bathroom, so you can play music while you shower.

The large walk-in rain shower has a digital shower controller. I'll be honest, I had never used one before, but it sure looks cool.

7. Outdoor Living: Cabana, Outdoor Kitchen and a Resort-Style Pool
Nothing says Northeast Florida like outdoor living. Summers here are hot from about May through August, but much of the rest of the year is mild and very pleasant. That makes outdoor space just as important as indoor space. ICI lists a 2026 Judges' Choice award for Best Outdoor Living Space on the Monica plan.

Large pocket sliding doors open the living area to the pool deck.

The cabana sits right off the pool. Giant fold-away sliders make it feel both indoors and outdoors.

The outdoor kitchen includes a gas grill, a double-tap kegerator, a wine fridge, a sink and even a dishwasher.

The pool has a raised spa that looks like it could fit 8 to 10 people, plus an infinity edge at the far end.

The landscaping is top-notch and makes the backyard feel like your own private resort.
8. What Does a Home Like This Cost?
At the time of my tour, this exact home on this exact lot was priced just under $2.7 million. That lines up with the $2.6M to $2.7M category it won in the 2024 Parade of Homes.
Here is the part most buyers miss. ICI Homes lists the Monica at Coral Ridge as a to-be-built plan starting from about $1.27 million. That starting price does not include the homesite premium, flex options or design upgrades.
In other words, the model you see was priced at more than double the plan's starting price. That difference usually comes from:

The lot premium, especially for an oversized or private homesite

The pool, spa, cabana and outdoor kitchen

Luxury appliance packages like Wolf and Sub-Zero
-
Smart-home wiring, built-in speakers and control panels
-
Flooring, countertops, ceiling details and landscaping
My advice is simple: price the house you actually want, not the house on the brochure.
Is it a lot of money? Yes. But after moving here from South Florida myself, I believe coastal luxury in this part of the state is still a strong value. You are close to the beach and the Intracoastal, with Nocatee's amenities and golf cart path system right outside your door.

9. Can You Still Build a Monica in Nocatee?
This is where I need to give you an honest update. When I filmed this tour, there was still room to build a home like this in Coral Ridge. Things have moved fast since then.

Coral Ridge at Seabrook: Nocatee's official Coral Ridge page now says only 2 homesites remain, and those are offered by David Weekley Homes, with new homes from $1.8 million.

River Landing at Twenty Mile: This gated, custom-home neighborhood sits along the Intracoastal Waterway. According to Nocatee, only 5 preserve homesites remain, starting in the high $500s, with total home and homesite packages valued at $1.8 million and up.

Other ICI communities: ICI still lists the Monica plan outside Nocatee, including the Monica at Glen Kernan in Jacksonville (call for pricing).

10. Why You Want Your Own Agent When You Build at This Level
An expensive home does not make the building process simple. In fact, the more you spend, the more details there are to manage. The builder's sales team is friendly and helpful, but they work for the builder, not for you.

Knowing which model features are standard and which are upgrades

Reviewing the builder contract, including deposits, timelines and what happens if there are delays

Planning your design center budget so the final price does not surprise you

Scheduling independent third-party inspections at key stages, like before drywall and before closing

Keeping the builder accountable through walkthroughs, punch lists and warranty items
None of this is about being negative. It is about protecting a major investment and making sure the home you close on matches the home you were promised.
Local Spotlight: Living the Nocatee Lifestyle
A home like the Monica is only part of the picture. Here is what life around it looks like:

Electric vehicle and golf cart paths: Nocatee says it was the first planned community in Northeast Florida to be EV approved. Wide multi-use paths connect neighborhoods, Town Center and amenities.
