A few years ago, I walked through one of the most upgraded homes ICI Homes had ever built in Nocatee: the Monica floor plan, tucked into the Coral Ridge neighborhood. It was, at the time, a glimpse of how far luxury new construction in Northeast Florida had come. Today, that same neighborhood tells a different story. Nocatee's builders are running out of room, and the Monica is one of the last true luxury single-family plans still being offered new in the community. Here's what buyers need to know before this window closes.


1. Nocatee's New Construction Window Is Closing

Nocatee has spent nearly two decades as one of the top-selling master-planned communities in the country, and that success has a side effect: the community is running out of vacant land. ICI Homes, one of Nocatee's longtime builders, now describes itself as being in community closeout for its single-family neighborhoods there.

Homesite counts and availability change week to week during a closeout. Treat the specifics above as a snapshot as of this post's publish date, and confirm current status before making decisions.

For buyers, this matters for one simple reason: once these neighborhoods sell out, the only way to own a home in them is on the resale market — and resale pricing in a sold-out, amenity-rich community like Nocatee tends to run well above what new construction cost the original buyer.

2. Inside the Monica: A Look at Nocatee's Signature Luxury Floor Plan

The Monica is ICI Homes' flagship one-story luxury design for Nocatee, and it's worth understanding what the plan actually offers, since it's one of the last true estate-level new-construction options left in the community.

  • One story, roughly 3,488 square feet, with 4 bedrooms, 4.5 bathrooms, and a 4-car garage split into two courtyard-entry, two-car sections

  • A grand glass entry that opens to a private study and a formal dining room

  • 18-foot vaulted ceilings, a gas fireplace, and whole-home smart technology controlling lights, music, cameras, and climate from a phone

  • A kitchen built around double-thickness waterfall quartz countertops, a six-burner gas range, and a walk-in pantry with built-in organization

  • A primary suite with two walk-in closets and a curbless rain shower with digital controls

  • A cabana with a full outdoor kitchen, opening to a pool with a floating spa and an infinity edge

The specific home featured in our original walkthrough was a fully upgraded model on a premium lot, priced near $2.7 million. That lines up with ICI Homes' own awards history — the Monica took 2024 NEFBA Parade of Homes Gold in the $2.6M–$2.7M category, plus a Gold for Best Kitchen. That price reflects a heavily customized home on a specific homesite, not the plan's starting cost. Today, ICI Homes lists the Monica at Coral Ridge in Nocatee from a base of $1,265,900, which excludes any homesite premium, flex options, or design upgrades. Final pricing on a home like this can easily land well above that base number, and all pricing is subject to change without notice.

3. Comparing Your Remaining Options: Coral Ridge, West End, and River Landing

With Nocatee's single-family inventory shrinking, buyers looking at new construction there really have three paths left, and they sit at very different price points and levels of customization.

Coral Ridge at Seabrook (ICI Homes)

  • 70' to 80' homesites with 1- and 2-story single-family and estate homes

  • Homes generally range from just over 2,800 to about 4,136 square feet

  • Recent base pricing on comparable floor plans has run from roughly $1.1 million to $1.3 million before lot premiums and upgrades, and is closing out

West End at Town Center (ICI Homes)

  • Maintenance-free townhomes in the heart of Nocatee's Town Center district

  • The only remaining new-construction option from ICI Homes in Nocatee now that single-family lots are gone

River Landing at Twenty Mile

  • Nocatee's gated, Intracoastal-facing custom estate neighborhood, with homesites generally around half an acre or larger

  • Buyers select from a list of approved custom builders, or bring their own builder subject to Architectural Review Board approval

  • Recently listed new construction in the neighborhood has ranged from roughly $2.4 million to over $4 million, depending on lot, builder, and finish level

These price ranges come from current builder pricing pages and active listings and will shift as inventory moves. Always confirm current pricing and availability directly rather than relying on a published figure.

4. Why New Construction Still Needs Independent Buyer Representation

It's tempting to assume that at $1 million, $2 million, or $4 million, a home purchase is simple because the buyer clearly has resources. In my experience, the opposite is often true. The more customized the home, the more decision points there are where things can go wrong — and every one of those decision points is easier to navigate with someone representing you, not the builder.

  • Builder sales representatives work for the builder. Their job is to sell you the home on the builder's terms, not to negotiate on your behalf.

  • Builder contracts, change orders, and upgrade pricing are written to protect the builder. An independent buyer's agent reviews these before you sign, not after.

  • Custom finishes, structural options, and site conditions all create more opportunities for construction issues, which is why independent inspections at multiple stages of the build matter even more on a luxury home.

  • Timelines slip. Someone tracking your build on your behalf, with no incentive to protect the builder's schedule over your interests, is how disputes get resolved before they become expensive.

This is true whether you're buying a base-priced townhome at West End or a fully custom estate on the Intracoastal in River Landing. The price tag doesn't reduce the need for representation — if anything, it raises the stakes.

Local Spotlight: Living in Nocatee Today

Whatever price point brings you to Nocatee, the day-to-day lifestyle is a big part of the draw. The community sits between Jacksonville and St. Augustine and has built its reputation on amenities that go well beyond a typical neighborhood pool.

  • The Splash and Spray Water Parks offer pools, lazy rivers, slides, and a zip line for residents

  • More than 5,000 acres of trails and parks connect neighborhoods for walking, biking, and golf cart travel

  • Kayak and paddleboard access along the Intracoastal Waterway, including a community dock in River Landing

  • Nocatee Town Center brings grocery, dining, and everyday services within golf cart distance of most neighborhoods

Amenity access can vary by specific neighborhood and HOA, so confirm what's included before assuming a feature applies to a particular address.
