The Pablo II by ICI Homes: A Semi-Custom Floor Plan Worth a Closer Look in EverRange

If you're comparing semi-custom builders in South Jacksonville, the Pablo II floor plan by ICI Homes is one you'll want to see in person before you decide. It's currently being built in Mariposa, the newest neighborhood at EverRange — and after touring it myself, I want to walk you through what it offers, what "semi-custom" actually means when ICI Homes says it, and the questions I hear most often from buyers looking at this plan.

I'm Greg DeTullio, a new construction buyer's agent based in St. Johns County who works throughout the greater Jacksonville area. Touring builder floor plans as they're released is part of how I stay ahead for my clients — not just so I can describe a home to you, but so I know where the flexibility is, where the trade-offs are, and what questions to ask before anyone signs a contract.

What Is the Pablo II Floor Plan by ICI Homes?

The Pablo II is a two-story semi-custom home plan built by ICI Homes, a Florida builder with more than 45 years in the state and a long-standing spot among the nation's Top 100 builders. The layout puts the owner's suite on the first floor — a detail that matters more than people expect once they've lived with stairs between them and their bedroom for a few years.

Beyond the primary suite, the first floor includes a private study and an open living, kitchen, and dining area that flows out to a covered lanai. Upstairs, you'll find a game room along with three additional bedrooms, each with a walk-in closet, and a Jack-and-Jill bath connecting two of them.

Pablo 2 at a glance:

  • Community: Mariposa at EverRange, South Jacksonville, FL

  • Style: Two-story

  • Bedrooms / Bathrooms: 4 bed / 3.5 bath, with the owner's suite on the first floor

  • Square footage: 3,152 sq ft

  • Garage: Split 3 car

  • Notable features: Grand two-story foyer, private study, open living-kitchen-dining area, covered lanai, upstairs game room, three secondary bedrooms with walk-in closets, Jack-and-Jill bath

(Exact specs vary by lot and elevation — confirm current pricing and square footage for the specific Pablo 2 you're considering, since ICI occasionally offers a larger "II" variant under a similar name.)

Where Is EverRange, and What Is Mariposa?

EverRange is a new master-planned community in South Jacksonville, sitting off US-1/Philips Highway between two communities you may already know — Nocatee and eTown. That's not a coincidence: EverRange is developed by The PARC Group, the same team behind both of those communities, which gives buyers a reasonable idea of what to expect in terms of long-term planning and amenity investment.

Mariposa is one of the neighborhoods within EverRange, and it's where ICI Homes is currently building the Pablo II  along with its other semi-custom plans.

Planned amenities for EverRange, known as "The Grove," include a pool, a splash pad, pickleball courts, a dog park, a fishing pond, and miles of trails, with roughly half the community's land set aside as green space. Zoned schools currently include Bartram Springs Elementary, Twin Lakes Academy Middle, and Atlantic Coast High, all in Duval County — worth confirming directly with the district before you buy, since school zoning can shift as communities build out.

What Does "Semi-Custom" Actually Mean with ICI Homes?

This is worth explaining clearly, because the term gets used loosely across the industry.

With ICI Homes, semi-custom means you're starting from a proven floor plan — like the Pablo II — rather than a blank page. From there, you work with ICI's in-house architects and designers to move walls, reconfigure rooms, and adjust the layout to fit how you actually live. It's a middle path: you get more flexibility than a standard production home, without the cost, timeline, and complexity of a fully custom build from scratch.

That flexibility is also exactly where buyers need the most guidance. Every change you make to a floor plan can affect price, timeline, and resale value down the road. Structural changes, in particular, deserve a second set of eyes before you commit.

Do I Need My Own Agent to Buy New Construction in EverRange?

Yes — and it's worth understanding why before you walk into a builder's sales office alone.

When you buy new construction, the builder pays your agent's commission. Using a buyer's agent doesn't raise your price; the commission is already built into the builder's cost structure whether you bring representation or not. What changes is who's working for you.

The builder's on-site sales representative works for the builder. That's not a criticism — it's simply their job. A buyer's agent who knows ICI Homes specifically can:

  • Review the contract before you sign it

  • Flag upgrade and structural-change decisions that affect resale value

  • Coordinate independent inspections at the right points in construction

  • Track the builder's timeline and hold them to it

  • Advocate for you if something doesn't match the contract

An expensive home doesn't make the buying process simple — if anything, more customization means more decisions, and more decisions mean more places for something to go sideways without someone watching your side of the deal.

How Much Does Pablo II Cost?

Homes in Mariposa at EverRange currently start from the $400s, though pricing on the Pablo 2 specifically depends on lot, elevation, and any structural or design changes you make. A Pablo II runs from upper $900’s to over 1M+.

Thinking About Building in EverRange?

Whether you're set on the Pablo II, still comparing ICI Homes floor plans, or considering another builder entirely in EverRange, Nocatee, eTown, SilverLeaf, or elsewhere in Northeast Florida, I'd be glad to help you sort through the options.

I represent buyers through the entire process — from that first walkthrough to the final walk-through before closing — at no cost to you. The builder pays my commission, and it doesn't change the price you pay. What it does change is having someone in your corner who knows these builders, lines up the right inspections, and protects your interests from contract to closing.
