If you're comparing semi-custom builders in South Jacksonville, the Pablo II floor plan by ICI Homes is one you'll want to see in person before you decide. It's currently being built in Mariposa, the newest neighborhood at EverRange — and after touring it myself, I want to walk you through what it offers, what "semi-custom" actually means when ICI Homes says it, and the questions I hear most often from buyers looking at this plan.

Beyond the primary suite, the first floor includes a private study and an open living, kitchen, and dining area that flows out to a covered lanai. Upstairs, you'll find a game room along with three additional bedrooms, each with a walk-in closet, and a Jack-and-Jill bath connecting two of them.

Where Is EverRange, and What Is Mariposa?

EverRange is a new master-planned community in South Jacksonville, sitting off US-1/Philips Highway between two communities you may already know — Nocatee and eTown. That's not a coincidence: EverRange is developed by The PARC Group, the same team behind both of those communities, which gives buyers a reasonable idea of what to expect in terms of long-term planning and amenity investment.

Mariposa is one of the neighborhoods within EverRange, and it's where ICI Homes is currently building the Pablo II  along with its other semi-custom plans.

Planned amenities for EverRange, known as "The Grove," include a pool, a splash pad, pickleball courts, a dog park, a fishing pond, and miles of trails, with roughly half the community's land set aside as green space. Zoned schools currently include Bartram Springs Elementary, Twin Lakes Academy Middle, and Atlantic Coast High, all in Duval County — worth confirming directly with the district before you buy, since school zoning can shift as communities build out.

What Does "Semi-Custom" Actually Mean with ICI Homes?

This is worth explaining clearly, because the term gets used loosely across the industry.

With ICI Homes, semi-custom means you're starting from a proven floor plan — like the Pablo II — rather than a blank page. From there, you work with ICI's in-house architects and designers to move walls, reconfigure rooms, and adjust the layout to fit how you actually live. It's a middle path: you get more flexibility than a standard production home, without the cost, timeline, and complexity of a fully custom build from scratch.

That flexibility is also exactly where buyers need the most guidance. Every change you make to a floor plan can affect price, timeline, and resale value down the road. Structural changes, in particular, deserve a second set of eyes before you commit.

Do I Need My Own Agent to Buy New Construction in EverRange?
