If you have a couple million dollars to spend and you want to live on the water in Ponte Vedra, you probably keep hearing two names: River Landing at Nocatee and Marsh Harbor. They sit less than a mile apart on opposite sides of the Intracoastal Waterway. But they are not the same kind of neighborhood, and picking the wrong one can cost you time, money, and a lot of frustration. Here is what actually separates them, section by section, so you can figure out which one fits how you want to live.
1. Two Very Different Kinds of Luxury on the Water
River Landing sits inside Nocatee, in a section called Twenty Mile, on the east side of the Intracoastal. Marsh Harbor sits just south of the Ponte Vedra bridge, on the west side, in an area locals call Palm Valley. Both give you access to the water. But River Landing is part of a huge master-planned community, while Marsh Harbor is a smaller, more private, established neighborhood that a national builder is now expanding into.
Waterfront lots in River Landing sold out as the neighborhood built out. Marsh Harbor still has new waterfront and marsh-view homesites being released in phases by The PARC Group, which is why it is getting so much attention right now.
2. Location: Same General Area, Two Different Zip Codes
River Landing falls in the 32081 zip code. Cross the water to the Ponte Vedra Beach side and you are in 32082. Marsh Harbor also carries the 32081 zip code, since it sits on the Palm Valley side of that same waterway, which locals nickname “the ditch.” The water is what physically separates Palm Valley from Ponte Vedra Beach, even though both communities are minutes from each other by car, and both fall within the broader Nocatee, Florida census-designated area.
3. Master-Planned CDD Community vs. Exclusive Gated Enclave
This is the biggest structural difference between the two. River Landing is part of Nocatee, a Community Development District, or CDD, with a golf-cart lifestyle, water parks, trails, and access to a St. Johns County community that now totals well over 11,000 homes and roughly 30,000 residents.
Marsh Harbor is a smaller, HOA-only gated community. It is not a CDD. It does not have Nocatee's large-scale amenity package. Instead, it offers a pool, a cabana, and a pavilion, along with a quieter, more exclusive feel and fewer residents overall, per Toll Brothers' official community page.

4. How You Build: Custom Lots vs. Move-In-Ready Luxury
In River Landing, every home is custom. You buy a lot, then hire one of The PARC Group's approved custom builders, of which there are twenty to thirty options. Some intracoastal lots have resold as flips after owners held them for the required two years, and Greg has direct experience working with the local custom builders active in that community.
Marsh Harbor gives you a choice. You can still build a custom home on a waterfront lot, similar to River Landing. Or you can buy a dry lot and build with Toll Brothers, which is currently constructing luxury homes up to roughly 4,600 to 4,690 square feet on oversized homesites there.
5. The Real Cost Difference: Carrying Costs and Timelines
This is the part buyers underestimate. On a custom build in River Landing, you buy the lot first, often financing it, then pay HOA dues, CDD fees, property taxes, and loan interest the entire time your home is under construction, which typically runs one and a half to two years.
With a Toll Brothers home in Marsh Harbor, you put down a deposit, finance the home, and close roughly eleven to twelve months later. You are not carrying a separate lot loan the whole time, which can mean meaningfully lower holding costs, even before comparing the price of the homes themselves. Neither approach is automatically better; it depends on whether you want full design control or a faster, more predictable build with a national builder's process behind it. This is exactly the kind of decision where having your own buyer's agent, someone who does not work for the builder, matters. Builder contracts, upgrade pricing, and construction timelines can get complicated fast, even on an expensive home.
6. School Zoning: Nease vs. Ponte Vedra High
Both communities sit in St. Johns County, one of the state's top-rated school districts, but they are zoned differently. River Landing at Twenty Mile is zoned for Palm Valley Academy (K-8) and Nease High School, per Nocatee's official school zoning page.
Marsh Harbor is zoned for Ponte Vedra High School, along with Ocean Palms Elementary and Alice B. Landrum Middle School. School zoning in St. Johns County has changed before as Nocatee has grown, so families should always confirm current zoning directly with the St. Johns County School District before assuming a specific school assignment.
7. Lot Size and Privacy: Wide and Shallow vs. Narrow and Deep
Drive through both neighborhoods and you will feel the difference immediately. River Landing's lots tend to run wider in front, often well over 100 feet, but not as deep, roughly 200 feet back. Because every home is custom, owners get to choose which mature oak trees to keep, which adds to the privacy and that old-Florida feel.
Marsh Harbor's newer waterfront lots run narrower in front, around 99 to 100 feet, but stretch much deeper, sometimes 300 to 500 feet toward the water. Because Toll Brothers builds production-style luxury homes on the dry lots, more trees between homes tend to come down during construction, so there is less natural privacy buffer than you will find in River Landing's fully custom section. 8. Pricing: What You Should Actually Expect to Pay
Pricing in both communities changes often, so treat these as approximate ranges and always verify current pricing and availability before making decisions.

River Landing / Twenty Mile: custom homes have generally started in the low-to-mid $2 million range, with many listings well above $2.5 million and some estate-level custom homes reported well over $6 million to $9 million.

Marsh Harbor (Toll Brothers): new construction has been priced from roughly $1.65 million to $1.9 million depending on the release, with move-up floor plans up to about 4,690 square feet.
Generally speaking, River Landing's fully custom, larger estate lots have carried the higher price points, while Marsh Harbor's Toll Brothers section offers a lower entry price with a faster, more predictable build. 9. Community Amenities: The Dock Debate
River Landing has a community dock, a gathering spot for residents that also lets people pick up passengers by boat, though overnight docking is not allowed there. Nocatee has also added a separate public river access point, Nocatee Landing, nearby. The community dock has occasionally attracted non-residents who slip in through the gate on golf carts or bikes, which is something to be aware of rather than a dealbreaker.
Marsh Harbor does not currently have a publicized community dock of its own, in addition to its pool, cabana, and pavilion, per Toll Brothers' community page. For many buyers drawn to Marsh Harbor's larger estate-style homes, that trade-off matters less than it might elsewhere.
10. So Which One Is Right for You?
Both communities put you in one of the most sought-after corners of Northeast Florida, and at this price point, you truly cannot go wrong on location. The right choice comes down to lifestyle:

Choose River Landing / Nocatee if you want the full master-planned experience: water parks, trails, a golf-cart lifestyle, and full custom-build control, and you are comfortable with a longer build timeline and CDD fees.

Choose Marsh Harbor if you want a smaller, more private, gated community with the option of a faster Toll Brothers build, no CDD assessment, and a lower entry price into intracoastal living.
